Dubai Villa Renovation Cost Guide 2026
How Much Does Villa Renovation Cost in Dubai in 2026? Real Ranges by Scope, and Where Budgets Overrun
Villa renovation cost in Dubai in 2026 runs at approximately AED 150 to AED 600 per sq ft for most projects, with full high-specification work going past AED 700 per sq ft. For a typical four or five-bedroom villa, a full renovation lands between roughly AED 600,000 and AED 1.4M before contingency. The number that matters, though, is not the per-sq-ft rate but whether the total still makes sense against the villa's resale value.
Cost Ranges by Scope: Cosmetic, Mid, Full
Cosmetic renovation covers paint, flooring refresh, lighting, fixtures and minor joinery. Surface work can start from approximately AED 80 per sq ft, and a basic refresh of a family villa often totals around AED 200,000 to AED 300,000. Expect roughly 6 to 10 weeks on site.
Mid-range renovation adds a new kitchen, bathroom upgrades, new flooring throughout and some interior redesign. Budgets commonly sit between AED 400,000 and AED 800,000, with 3 to 5 months on site.
Full renovation includes layout changes, full MEP replacement, all wet areas, façade and landscaping. For four and five-bedroom villas this typically costs AED 600,000 to AED 1.4M, and larger high-end projects can exceed AED 3.5M. Allow 6 months or more on site.
Villa Renovation Cost per Sq Ft in Dubai by Finish Level
As a working guide, cosmetic scope sits at approximately AED 80 to AED 150 per sq ft, mid-range at AED 150 to AED 300, full renovation at AED 300 to AED 600, and high-specification renovation above AED 700 per sq ft. These are market ranges, not quotes, and they apply to the area you actually renovate. A full renovation of a 4,500 sq ft villa at AED 300 per sq ft totals about AED 1.35M, while the same villa at a high-specification rate of AED 700 passes AED 3M. The same villa can land at either end depending on the condition behind the walls and the finishes you select.
Our own investment renovations sit above these market ranges, at about AED 450 to AED 1,500 per sq ft. Where a villa lands in that range depends on its location and the end-user who will buy it, or on the owner's brief, and we set the finishing level from that. Biggest Line Items: MEP, Kitchens, Bathrooms, Façade, Landscaping
MEP is the line most often underestimated. Air-conditioning equipment and ductwork, electrical boards and cabling, water heaters, pumps and drainage in a villa from the 2010s are often near the end of reliable life. As a construction engineer, I budget MEP from what we find in the plant room and ceiling void, not from the brochure specification.
Kitchens carry the highest finish spend per square metre and the strongest effect on resale. Bathrooms follow, because a five-bedroom villa can have six or seven of them. Façade work, including cladding, glazing and pergolas, changes the first impression and often needs master developer approval. Landscaping and pools can absorb large sums for limited payback, with market estimates putting recovery at roughly 50% to 70% of cost.
Where Budgets Overrun
On our projects, overruns rarely come from finishes chosen on day one. They come from what the walls reveal: condensate leaks into ceilings, roof membranes failing at upstands, undersized cabling for modern kitchen loads, and alterations a previous owner never approved. Based on my experience on Dubai sites since 2013, the overrun is usually decided before purchase, by whether anyone opened a ceiling panel and checked the roof. Hold a contingency of 10% to 15%, at the top of the range for villas older than ten years.
Approvals, NOC and Consultant Fees
Most work beyond paint needs a master developer NOC. Structural, façade or MEP changes also need a permit from Dubai Municipality or the Dubai Development Authority depending on the community, and DEWA approval applies when electrical load changes. Permit fees run from a few hundred dirhams to roughly AED 15,000, before consultant, structural engineer and resubmission costs. Allow approximately 4 to 10 weeks for design and approvals.
Choosing who carries the approvals matters as much as the fee. Our guide to hiring a renovation contractor explains how to structure the contract so approvals and variations do not become open-ended costs.
How to Budget So the Renovation Still Makes Sense at Resale
Start from the exit, not the mood board. Find recent sales of renovated villas of the same type in the same cluster, then work backwards: deduct exit costs, holding costs, buying costs and your target margin, and the remainder is your maximum renovation budget. Spending beyond what the top of that price band supports adds cost without adding value. In practice, we set a ceiling per category, such as kitchen, bathrooms, MEP and outdoor areas, before design starts, so the designer works to a budget rather than the budget chasing the design. Prioritise the items buyers pay for: kitchen and open-plan layout, primary suite, bathrooms and reliable services. Our list of renovation choices that hurt resale value shows where money disappears. For how renovation fits into an investment, read our guide to villa renovation investment in Dubai.
Frequently Asked Questions
1. How much does it cost to renovate a villa in Dubai?
Most villa renovations in Dubai cost approximately AED 150 to AED 600 per sq ft, with high-specification work above AED 700. A full renovation of a four or five-bedroom villa typically costs AED 600,000 to AED 1.4M before contingency.
2. What is the villa renovation cost per sq ft in Dubai?
Roughly AED 80 to AED 150 for cosmetic work, AED 150 to AED 300 for mid-range, AED 300 to AED 600 for full renovation and above AED 700 for high specification. Condition behind the walls moves the final figure.
3. How much does a kitchen renovation cost in a Dubai villa?
It depends on size and specification, but the kitchen is usually the single largest finish item. It also returns the most at sale, with market estimates suggesting approximately 80% to 110% cost recovery for kitchen and open-plan reconfigurations.
4. Do I need a permit to renovate my villa in Dubai?
Yes, for most work beyond paint. You need a master developer NOC, and structural, façade or MEP work also needs a Dubai Municipality or Dubai Development Authority permit.
5. How much contingency should I add to a villa renovation budget?
Hold 10% to 15% of the renovation budget, at the top of that range for villas older than ten years. Contingency covers what the walls reveal, not mid-project upgrades.
6. How long does a villa renovation take in Dubai?
About 6 to 10 weeks for cosmetic work, 3 to 5 months for mid-range and 6 months or more for a full renovation, plus 4 to 10 weeks for design and approvals.
7. Does a renovation increase villa value in Dubai?
Yes, when the spend targets what buyers in that community pay for and the total stays within what renovated comparables support.
A renovation budget only works when it is set against the villa's resale evidence and priced from what an engineer finds behind the walls.
